Condensation is the Colorado Springs twist
Outdoor air here is dry enough that many homeowners run a furnace-mounted humidifier all winter. Add a long hot shower in a bathroom with a weak fan, a kitchen that boils pasta with the window shut, and single-pane or aging double-pane windows on nights near zero, and the inside of the glass drops below the dew point. Water runs down the pane, pools on the sill and soaks the drywall below. Repeat for four months and you get the black speckling in the photo.
The same thing happens in bathroom ceiling corners, behind toilets on exterior walls, inside the cabinet under a sink with a slow drip, and in the closet that shares a wall with the shower. None of it is dramatic. All of it feeds on a small, steady supply of water that the dry room air never removes.
In summer, an evaporative cooler can push indoor humidity up by roughly 10 percent, enough to tip a poorly vented bathroom over the line. See swamp cooler and HVAC mold.
Clean it yourself or get quotes?
The EPA's rule of thumb is that a homeowner can usually handle a moldy area under about 10 square feet. Surface mold on a window sill, grout, caulk or a painted ceiling corner is usually in that category: scrub with detergent and water, dry it, and fix the moisture. Colorado's rental law even carves out "minor" mold on surfaces that get wet as part of normal use, which tells you how routine it is.
Request quotes when any of these apply:
- The spots come back within weeks of cleaning, which means the water source is still there.
- The drywall is soft, bubbled or stained below the sill or around the tub.
- Growth is under the vinyl floor, behind the vanity or under the tub surround.
- The smell is in the room but the growth is not visible, which points to the wall cavity.
- Someone in the home has asthma or allergies. Ask a doctor about symptoms; ask companies about the house.
- You rent and the landlord has been told. Colorado law requires containment, water stopped and HEPA filtration within 72 hours of notice when mold is associated with dampness. General information, not legal advice.
What a bathroom or kitchen mold job looks like
Find the water
Meter the walls around the tub, under the window and under the sink; check the fan's actual airflow and where its duct goes; look at the caulk line and the toilet flange; check the humidifier setting if it is winter.
Contain the room
A bathroom is easy to seal: plastic over the door, a small HEPA scrubber, and the HVAC register taped off so spores do not travel through the house.
Remove what cannot be cleaned
Stained drywall below the sill, the back of a vanity, wet subfloor around a toilet, moldy caulk and sometimes the tub surround. Tile, glass and metal are cleaned and kept.
Dry and clean
HEPA vacuum, detergent cleaning, drying with a fan and dehumidifier, meter check.
Fix the cause
Fan rerouted outside or upgraded, humidifier adjusted, window seal or storm window, leak repaired by a plumber.
Rebuild
Drywall patch, paint, caulk, trim. Moving plumbing or electrical needs a PPRBD permit pulled by a PPRBD-registered contractor; a like-for-like patch usually does not.
Bathroom and condensation mold cost
These are usually the smallest remediation jobs. The price rises with demolition.

Replacing a tub surround, a vanity or a window is not in these ranges. Compare with the cost guide.
Keeping it from coming back
- Run the bath fan during the shower and 20 to 30 minutes after; a timer switch makes this automatic.
- Confirm the fan actually vents outside. A sheet of toilet paper should stick to the grille when it runs.
- Turn the furnace humidifier down as outdoor temperatures drop; a common HVAC rule of thumb is 30 to 40 percent indoor humidity in winter, lower on the coldest nights.
- Wipe sills dry on cold mornings and leave blinds slightly open so air reaches the glass.
- Fix drips under sinks the week you notice them, and check the toilet supply line and wax ring.
- Recaulk the tub and shower when the old bead darkens or pulls away.
Older homes on the Westside and in Manitou Springs add two wrinkles: original single-pane windows condense heavily, and pre-1978 paint on the trim means paid work that disturbs it falls under EPA lead-safe rules. In homes built before 1989, ask whether an asbestos test is needed before cutting drywall or pulling old linoleum. Insurance rarely covers condensation mold, since it is a maintenance condition rather than a sudden event; a burst supply line under the sink is the exception.
Questions to ask the companies
- What is the water source, and will the quote say what fixes it?
- Will you check where the bath fan duct ends?
- What comes out and what gets cleaned in place?
- Do you rebuild the drywall and tile, or hand that off?
- What training do your techs hold, and do you carry general liability insurance?

Bathroom and condensation mold questions
Is the black stuff on my bathroom window sill dangerous?
Mold on a sill that gets wet from condensation is common and, in small amounts, a cleaning job. Wipe it with detergent and water, dry the sill, and reduce the condensation. If it keeps returning, has spread into the drywall or trim, or anyone in the home has breathing symptoms, get quotes and talk to a doctor about the symptoms. Nobody can judge risk from a photo.
Why do my windows sweat so much in winter?
Because the glass is cold and the indoor air is wetter than it looks. Furnace humidifiers, long showers, cooking and drying clothes indoors all add moisture; single-pane or older double-pane windows drop below the dew point on cold nights. A common HVAC rule of thumb is 30 to 40 percent indoor humidity in winter. Lower the humidifier setting and run bath fans longer.
Does bleach kill mold?
Bleach lightens the stain but does not reliably kill growth in porous materials like drywall or wood, and its fumes are hard on lungs in a small bathroom. The EPA recommends detergent and water for small areas, then drying. For growth in drywall, grout backing or under a vanity, removal of the material works where surface treatment does not.
How much does bathroom mold remediation cost?
Fixr's 2025 range for a bathroom is $500 to $1,500, which covers a contained job on a wall, ceiling or vanity area. Costs climb when the tub surround or subfloor comes out, when the fan has to be rerouted, or when the growth has run into the adjacent closet or hallway. These are published ranges; local quotes come from the companies.
Can a whole-house humidifier cause mold?
It can when it is set too high for the outdoor temperature or when the unit's own pad and drain line go uncleaned. Water condenses on windows, in corners of exterior walls and inside cold wall cavities. Keep the humidistat modest in deep cold, replace the pad each season, and check the duct around the unit. Mold on the pad itself is a maintenance item.
