The city itself is covered on our home page. Colorado Springs has 487,887 residents and a median home built in 1986 (ACS 2024 5-year), and roughly 39% of its housing predates 1980, which is why asbestos and lead questions come up so often before tear-out.
Water here arrives in bursts, not seasons. The city gets about 15.9 inches of precipitation a year and 65% of it falls May through August (NWS 1991–2020 normals). Add snowmelt into basements, frozen pipes in cold snaps like February 2021 and January 2024, the July 2016 and August 2018 hailstorms, and swamp coolers on older roofs, and you have most of the reasons a dry city still produces mold calls.
The cost guide and how remediation works apply in every town below.
Each page is written for that place: its housing era, its water and weather history, and what to ask before you hire. Population figures are ACS 2024 5-year unless a page says otherwise.

Monument details →South of the city beside Fort Carson, with 29,300 residents, 2000s subdivisions, a long Fountain Creek flood history and some of the worst damage in the August 2018 hailstorm.
Fountain details →An unincorporated community of 37,345 with a 1981 median year built and the highest owner-occupancy of the large places here, 87.2%. Ranch homes, basements and pre-1980 materials.

Woodland Park details →Unincorporated and fast-growing northeast of the city, with 1990s-to-2020s tract homes on one side and acreage lots on wells and septic on the other. Hail country.
Falcon details →The oldest housing of any incorporated place in the region (1954 median year built), a large historic district, and canyon floods in 1999 and 2013. Asbestos and lead questions come first here.
Manitou Springs details →Five-acre ponderosa lots, 95.8% owner-occupied, wells and septic, and hundreds of homes rebuilt after the June 2013 fire. New construction has its own leak patterns.
Black Forest details →A master-planned north Colorado Springs neighborhood of more than 9,600 acres, built out from the 1980s. Two-story homes with basements, furnace humidifiers and a lot of hail-damaged roofs.
Briargate details →Everything above except Woodland Park is in El Paso County. Woodland Park is in Teller County, up Ute Pass. The practical difference for mold work is small: the Pikes Peak Regional Building Department (PPRBD) handles building permits for Colorado Springs, El Paso County, Fountain, Manitou Springs, Monument, Palmer Lake, Green Mountain Falls, Woodland Park and Calhan. Cleaning or removing finishes usually needs no permit; rebuilding framing, moving plumbing or electrical, or structural demolition does. Confirm with PPRBD, and the company pulling a permit must be PPRBD-registered.
Colorado has no state mold license, so in every town the questions are the same: ask about IICRC S520 or ACAC training, general liability insurance, and a written protocol. We do not verify any company’s credentials.
Pueblo is about 45 miles south on I-25 and has its own housing stock and its own set of restoration companies. We do not cover it. If you are between the two, say so on the form and we will tell you honestly whether any participating company works there.
